MySuvidha Finance offers Lease Rental Discounting (LRD) which is a term loan offered against rental receipts derived from lease contracts with corporate tenants. The loan is given to the lesser based on the discounted value of the rentals and the underlying property value.
Additionally, rent rentals are not secured by the property but rather by the rental cash flow that the property is expected to generate. It is, therefore, the reason rent rental agreements have to be signed between three parties. The borrower and the moneylender sign the usual agreement. The tenant additionally signs an agreement with the bank and is required to make rental payments to the bank and not to the lessor once such an agreement is in force.
